Staging 101: How to Make a First Impression
For a successful sale, it is critical to achieve the first impression. Did you know it takes only 15 seconds to develop an opinion of a property?First impressions have become vital in the staging and selling of homes.
Also, a potential buyer spends between 2-6 minutes on viewing a home so it is critical to make a lasting first impression. Remember, you are after the “WOW”factor. As a seller or an agent, you should be ready for a viewing, or showing, within 15 minutes at any time or day of the week, keeping in mind the following:
- Curb appeal – e.g., make sure the front door is appealing. Maybe a new coat of paint is in order.
- Doorways – should be clear of clutter (i.e., shoes put away or placed on a shoe rack)
- Glass on doors should be cleaned
- Deck/Porches – pick up the toys and clutter including tree leaves, etc.
- Entrance – create a welcome feeling by leaving outside lights on
- Odors – there is nothing like the smell of fresh baked cookies to make folks feel at home.Also, make sure you change the kitty litter box or move it to the garage.
- Walkways – should be clean and open
- Paint – fresh is always good with all cracks filled in
- Roofs – eliminate nature debris
- Windows – make sure they are clean and open if possible to let in fresh air a few minutes before viewing
- Window coverings – pull them back or up to let in light and space
- Landscape lights – turn them on and make sure they are working
