Buying a home represents the largest investment in most people's lives.
It is not something that most people do very often and thus have little experience in it. Like everything in life it pays to have experience and a purchase contact can be complex and difficult. Why would one take this one with no experience?
The MOST IMPORTANT STEP IN PURCHASING A HOME IS CHOOSING YOUR REALTOR!!
It is important to find a "Realtor®," not just someone who is a real estate agent. A Realtor® is a member of the National Association of Realtor®. They are bound by a Code of Ethics and will guide you through the difficult and complex process of buying a new home and they will put your interest above all others. On top of all that it DOES NOT COST THE BUYER ANYTHING!!!
In addition it pays to find a Realtor® who has taken the advance training and has an Accredited Buyer’s Representation (ABR®) designation, someone who is specifically trained to represent your special needs as a buyer. Do they have additional designations; are they up to date on the latest innovation in technology? Look at their designations.
There are many types of agents and you want to find the best one for you. Don’t be afraid to ask the simple question, “How many transactions have you completed? This is one of your largest lifetime purchases. As an example, I have closed over 510 transactions in just the last ten years an average of about one sale ever 7 days. Would you work with a financial advisor if he had never made a trade before? There are lots of new agents out there and it pays to go with experience. Your decision on choosing an agent should be based on experience and knowledge and ability. Find out if they are a full time agent or is this just a hobby for them. Remember working with an experienced agent can save you time and money!
