The Importance of a Drive By
My name is Bill Parecki and having lived on the Big Island over 42 years, I like to stress the importance of completing a drive by on any property you are thinking of purchasing.
You have gotten the news that your purchase contract on that new home and/or property has been accepted and you are happy as a clam at high tide. Now is the time for your due diligence. I encourage all my buyers to do a drive by at different times of the day. Understand that there in an inspection period in every purchase contact in Hawaii. During this inspection period you can inspect the property and during that time frame you can cancel your contract and get your deposit back due to what you discover in your inspection. A drive by is just what it sound like, you drive by the property and gain insight into what the property is like at different times. Drive by on a weekend during the day or even better yet at night. Maybe there is a yapping dog at night or perhaps the neighbors tend to drink too much and argue all night
Or did you know the next door neighbors have a heavy metal band and like to practice all weekend and evenings. Some agents might encourage you to do a drive by before coming in to contract but I think its better to have the property locked up and then move forward with you inspection. You don’t want to lose the property to someone else because you did not get you offer presented in a timely manner
There are a lot of thinks you can do to improve the home but finding out you have bad neighbors can destroy the joy and enjoyment you could have in your new home.
